Hi Dylan,
I have clarification from the group that:
1) The building code requires that the ADA space access aisle remain free and clear of obstructions at all time; therefore, we cannot allow the overlapping of the access aisle with the required vehicle turnaround area. As stated in the incomplete letter, the parking area configuration will need to be revised to remove the conflict.
2) Interior landscaping is the total interior area of an off-street parking area is the sum of all areas within the perimeter of the off-street parking area, including parking spaces, aisles, planting islands, corner areas, and curbed areas, but not including interior driveway. We are no able to count the landscape areas outside of the parking area, including setback areas that exceed minimum requirements adjacent to streets, interior property lines or to buildings. As stated in the incomplete letter, the parking area configuration will need to be revised to include additional interior parking area landscaping.
3) We noticed that the vehicle operation area for the solid waste enclosure is not a direct approach, and therefore, a turnaround meeting the dimensions in Figure 800-10 will need to be provided. However, it is not likely that there is enough space available for this to work. I recommend contacting the haulers to see if they have concerns with the proposed layout, if they dont object we can approve an adjustment to the vehicle operation area dimensions.

Hi Gretchen,
I think were getting close to being able to deem the application complete, but need a few more things first.
1) The scope of development has changed since the initial submittal. We have the estimated development cost as $2,310,000, but that valuation may need to be revised with the additional units. Can you please provide an update?
2) I have three adjustments, 1) interior landscaping, 2) interior setback, and 3) vision clearance. I saw the letter from the haulers that they are okay servicing the site with the proposed layout, but an Adjustment is needed to the vehicle access standards in 800.055(f)(2). We will need findings for this, and there is a $250 feet for one more adjustment.
Once these items are resolved, we should be good to deem complete. Also, this is not a completeness item, but a reminder that the VUL/Replat can be processed separately, but will need to be complete and recorded prior to BP issuance.
