Good afternoon,
On review of both the civil set (22-118677-BP) and Phase 1 (22-118678-BP) building permits for the subject address, there are several conditions of approval that do not appear to be addressed. The civil set (22-118677-BP) should include changes to the plans that demonstrate compliance with the following:
Condition 2: At the time of building permit review, the applicant shall demonstrate that all required pedestrian connections conform with the design and material requirements of SRC Chapter 800, specifically SRC 800.065(b)(1) and 800.065(c). Specifically, it does not appear the lighting under SRC 800.065(c) is addressed.
Condition 3: At the time of building permit, the applicant shall adjust the parking area to include only the 67 parking spaces allowed by the maximum parking requirement. All plans appear to show 69 parking spaces.
In addition, the plans submitted for Phase 1 (22-118678-BP) do not match the plans submitted to the Civil Set, specifically with regards to the trailer parking configuration. Please revise so that the plans match.
The following are specific corrections for the landscape as reviewed on the civil set (22-118677-BP):
" It appears that street trees along Turner Road have been used in meeting the minimum plant unit requirements. Please be aware that street trees do not count towards the landscaping on the development site or towards the plant units required within setbacks.
" There are several areas along the perimeter of the property which do not accurately reflect the required setback and the required plant units, and there are two calculations made for the northeast property line:

" In addition, there are areas that appear to classify shade/evergreen trees incorrectly, based on the table provided on page L1.6. Please also be aware that trees that are designated for preservation on the property may be classified as Mature Trees for a credit of 15 plant units.
" Lastly, there are several trees and shrubs indicated for the required landscape setback at the south property line where there are no plants indicated. Please be aware that the required plant units shall be planted within the five foot setback abutting the IG property to the south.
Please revise both sets of plans to have matching layouts and the required 67 parking spaces, and submit that pedestrian lighting details and landscape corrections on the civil set (22-118677-BP) to allow review of your permits to continue.
