Hi Angie, Tyrone and Ron,
I reviewed the updated submittal items provided on November 16th and have the following items needed prior to deeming complete.
1) Please provide a floor plan for the warehouse building, and indicate the anticipated uses for each floor of the building. Off-street parking requirements for the development site will be based on the anticipated uses for the building.
2) The ultimate right-of-way width for Smith Street NE is 60 feet, property line sidewalk will be required along the entire Smith Street NE frontage. This can be made a condition of approval.
3) The minimum 15 percent landscape requirement for the entire development site will need to be met with Phase 1 of development, this will be a likely condition of approval.
4) A Class 3 Design Review application was applied for, however, unless Im mistaken, it appears all of the design standards of Chapter 604 have been met with the proposed development. The Class 3 Design Review fee ($3,727.00) can be credited towards a Class 1 Design Review ($671.00) and towards the remaining balance for the Class 2 Driveway Approach Permit ($1,250.00). A refund of $1,806 can be issued to Ron.
We are looking at December 28th as a possible hearing date, please let me know if you have any questions or concerns.
