Your proposal for a use change currently meets our criteria except for the bike parking requirement. An outpatient medical center requires the greater of 4 bike spaces or 1 bike space per 3,500 square feet per SRC Table 806-9. In Site Plan, you are proposing 3 bike spaces. I assume you propose to maintain the current bike parking at that location. However, this bike parking is currently blocking the sidewalk and positioned directly in front of a curb ramp. Because you are changing the use from a restaurant, you could move the bike parking to the former patio seating area. Once you upload the revised Site Plan, I can sign off on my review and decision. |
