Good morning,
I started the review for your building permit for address 1056 Jefferson Street NE (permit no. 22-102483-DW) and have determined the following corrections are needed for the site plan:
- Pursuant to SRC 521.010(a), Table 521-2 the minimum lot area for a duplex in the CO Zone with two, 3-bedroom units is 7,400 square feet. Note: This is based on 1056 & 1058 Jefferson St NE (see below comment).
o i.e. 5,000 sq. ft. min lot area + (1,200 sq. ft. for 3-bedroom units x 2) = 7,400 sq. ft. SEE LINK
- The addressing used for the building permit and addressing are inconsistent. The addressed for the proposed duplex were created by Building and Safety [BAS] (Ive ccd Mareva who manages addressing for dwelling permits); they were 1056 & 158 Jefferson Street NE (Map and Tax Lot 073W23BA09300);. The site plan sent to BAS for addressing does not match the site plan submitted with the dwelling permit which shows the home proposed on 1062 & 1064 Jefferson Street NE (073W23BA09400). Please affirm which lot is being constructed on and revise the site plans accordingly.
- 1056 & 158 Jefferson Street NE (Map and Tax Lot 073W23BA09300) & CO Zone Standards If this is the lot for the proposed duplex then a land use adjustment will be needed for the lot area in the CO zone. The lot areas of tax lot 9300 is 6,098 sq. ft., under the minimum of 7,400 sq. ft. (see above comment). - Driveway Width The minimum driveway width for a one-car garage is 10 feet; 2-car garage is 16 feet. Minimum driveway depth is 20 feet. See SRC Sec. 806.030. - Driveway development standards for single family, two family, three family, and four family uses or activities.
