Good Morning,
Just a quick reminder that the Public Works Plan Review Fees associated with PROJECT JUSTIFY and the WALN Public Construction projects are still outstanding. City Staff are currently devoting valuable time and effort in reviewing the documents as they are submitted for these high priority projects, and to date, there have been no delays in our review process while the Plan Review Fees are still outstanding.
At our earliest convenience, please pay the following Plan Review Fees due for the following permits:
City Permit No. 21-123522-CO MCCC Site E (Project Justify Civil Site Work, Public Construction, Final Plat)
Plan Review Fees Due: $277,070.00
City Permit No. 22-101440-PC MCCC Site F (WALN Public Construction Plan Review)
Plan Review Fees Due: $15,005.00

Good Morning Jake,
Just checking in on the Plan Review Fees for Project Justify. We essentially have City Staff comments ready to be released for the Civil Site Work plan set. Typically, we dont release the plan review comments without at least payment of the plan review fees.
Just let me know if there are any updates for payment.

Steve and Marcie,
We are still trying to get Scannell Properties to pay the required Plan Review Fees for PROJECT JUSTIFY. My concern is that you both have been working on revised designs even though you dont have the latest Plan Review Comments from Public Works as we wait for fee payment. I have uploaded the latest Staff comments for the Civil Site Work, Storm Report, and Public Construction Plans to the ShareFile website and send you separate links to the comments.
Some of the comments may be outdate due to the recent meetings and conversations that have occurred.
It is may hope that the City will soon see payment of the Plan Review Fees as Staff has invested a lot of time and effort to this point. At the same time, I would like to see the project continue to go forward. I hope this helps.

We have posted Plan Review Comments (PRC5) for the above-mentioned project to the ShareFile website. There will be two files with comments to download (Civil Plans and Storm Report). Please follow this link to access the files:

On Sheet C-102, you will see comments related to the proposed driveway approach. Please note that the 50-foot wide approach exceeds the maximum allowable by Code (SCR 804.050). The maximum driveway width is 40-feet. I believe that you will need to get an Adjustment approval through Planning to exceed the maximum driveway width.
Ive also made comment, that the commercial driveway approach per PWDS Detail 315, is a possible solution. However, we would need to see curb return details/design and coordination with Steves public construction plans.
