1. Off-street parking and vehicle use areas shall not be located within required setbacks. Parking space C60 is located within the setback. This setback is a minimum ten-foot required setback for vehicle use areas abutting a street with Type A Landscaping. That would be a 10-foot setback to the special setback line, not the property line. I suggest removing parking space C60 and revising your written statement and findings to reduce the parking down to 15 spaces instead of 16. You will also need to apply for a second adjustment to the 806.035(2) standard perimeter setbacks and landscaping abutting streets. It would be easier to apply for a second adjustment than to remove that parking space and provide the additional Type A landscaping because then you mess with your maneuverability requirements for the drive aisle. A second adjustment fee is $200.00. You would need to submit a revised adjustment application to include the second adjustment, which I can add to the existing adjustment permit and pay that fee once the adjustment is added. You would also have to revise the site plan and written statement and findings to reflect this second adjustment.
2. Landscaping located outside the property line boundaries cant count toward the 15% development site landscaping. The site plan shows approximately 2,523 sf of landscaping on site, and you need 3,144 (20,962 x .15% = 3,144.3). You are approximately 621 square feet short. You can either add more landscaping or apply for a third adjustment to this standard. I made a red box on the eastern side of the site plan showing where you could add the additional landscaping, but that is just a suggestion. If you go the adjustment route, it would require another fee and revised written statement/findings.
3. Just to clarify, is the 24 foot dashed line you have across the site a call out for the maneuverability line? (see my comments in red on site plan). |
