Summary: Development of a new 18-unit multi-family residential building. A separate 18-unit multi-family residential building is being considered on neighboring property under a separate application (23-110871-PLN). Request: A Class 3 Site Plan Review and Class 1 Willamette Greenway Permit for development of a new 18-unit multi-family residential building within the Willamette Greenway, and the following Class 2 Adjustments: 1) To reduce the minimum ground floor window area requirement along the riverfront from 65% per SRC 536.015(g), Table 536-6, to approximately 35%; and 2) To eliminate the building frontage requirement per SRC 536.015(d), Table 536-5, which requires a minimum of 50% of the building be placed at the setback line abutting Pine Street NE.
