The proposed partition would take a lot currently the size of most properties on the block and create two small lots that would be out of character to the neighborhood. These small lots would necessitate construction that would use minimal setbacks from property lines. There is no street parking on Pheasant, so parking on the property would be a requirement. As is, the current lot is a proper size for single family home in this area.
